How a free online lease generator works

Landlords and tenants across Canada can build a clear written rental agreement without paying a lawyer or a subscription site. Each generator walks you through the parties, the rental unit, the term, rent and deposits, utilities and house rules, then fills a PDF live beside your answers.

Because every province sets its own residential tenancy rules, each generator is built around that province’s law and links to the official source. Some provinces require a prescribed form; where that is the case we say so and fill the official form for you.

Private by design

Your answers stay in your browser. Nothing is uploaded, and there is no account to create.

Quebec and the territories

Quebec: the Tribunal administratif du logement requires its own mandatory lease form, so we do not recreate it. Get the official form at the TAL mandatory lease form page.

Yukon, Northwest Territories and Nunavut: territorial generators are not available yet. Check your territory’s residential tenancies office for the rules and forms that apply.

Frequently asked questions

Is this Canadian lease agreement generator really free?

Yes. Every province generator is free to use, with no account, no email and no watermark. You answer a few questions, watch the lease fill in live, and download the PDF.

Is my information uploaded or stored anywhere?

No. The lease is built entirely in your browser. Your answers are only saved on your own device (so you can come back later) and are never sent to our servers.

Which provinces are covered?

We currently offer free generators for Ontario, British Columbia, Alberta, Saskatchewan, Manitoba, New Brunswick, Nova Scotia, Newfoundland and Labrador, Prince Edward Island. Quebec uses a mandatory government lease form and the territories are not covered yet.

Is a generated lease legally valid?

A written lease that covers the essentials and is signed by both parties is generally enforceable, but each province has its own residential tenancy rules that override anything in the lease. Ontario requires the government Standard Form of Lease for most residential tenancies. Always check your provincial rules, and speak to a lawyer for legal advice.

What about Quebec?

In Quebec the Tribunal administratif du logement (TAL) publishes a mandatory lease form that must be used for residential leases. We link to the official form instead of recreating it.

Can I edit the lease after I download it?

Yes. Use the free EZ PDF Editor to fill, sign, merge or edit the PDF, or simply start over and generate a new version.

Do I need a lease for a month-to-month tenancy?

Rules differ by province. In many provinces a tenancy exists even without writing, but a written agreement protects both sides by recording rent, due dates, utilities and house rules.
